What Is the Bayshore BTO 2026 Launch?

Bayshore BTO 2026 refers to two Build-To-Order projects in Bedok town, launched in HDB's October 2026 sales exercise. Together they offer about 2,500 flats along Bayshore Drive, directly beside Bayshore MRT station on the Thomson-East Coast Line.

It is the single largest site in the October exercise, which spans 7,970 flats across 7 projects in 6 towns — Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun. This is HDB's final sales exercise of 2026 (HDB).

Who Bayshore Is Really Built For

Half the launch is 2-room Flexi. At 1,240 of 2,500 units, the 2-room Flexi is the single largest category — larger than all 4-room units combined.

That is unusual for a BTO site and it tells you the planning intent. Bayshore is being built with a strong eldercare and singles component, not primarily for growing families.

A dialysis centre inside a BTO precinct is not a standard inclusion. Combined with 1,240 two-room Flexi units, it signals a precinct designed for residents who will age there, with childcare provision layered on top.

Prime, Plus or Standard — and Why It Costs You

Around 1,240 units at Bayshore are reported as falling into the Plus or Prime tiers. The remaining 1,170 four-room and 90 three-room flats are expected to be Standard.

So nothing about Bayshore requires you to book a contractor in 2026. What it does require is a realistic renovation number in your budget, because that number sits alongside your downpayment, not after it.

Bayshore is the last of three 2026 exercises, and the earlier two set useful benchmarks.

The February 2026 exercise covered Bukit Merah and Sembawang North among others, with the Bukit Merah sites drawing heavy interest as city-fringe Prime flats. The June 2026 exercise launched 6,952 flats across 7 projects, spanning Bishan, Ang Mo Kio and Bukit Merah.

Not directly. A 4-room move-in package is S$7,390 whether the flat came from the February, June or October exercise. Package pricing follows flat type and delivery standard, not ballot date.

What launch timing changes is when you spend. A June 2026 flat reaches keys earlier than an October 2026 flat, so its owner faces renovation costs sooner — and at whatever prices apply then. Bayshore owners have a longer runway to save, and a longer window for prices to drift.

A move-in package assumes HDB has delivered the flat with floor and wall finishes already in place. You are adding carpentry, fittings and the finishing layer. On a 4-room that is S$7,390.

A bare unit package covers a flat delivered without those finishes. Flooring has to be laid throughout, which is why the same 4-room jumps to S$14,990 in vinyl or S$16,990 in tiles.

Vinyl or Tiles: A S$2,000 Decision

Across every bare-unit tier, tiles cost exactly S$2,000 more than vinyl. On a 3-room that is S$12,990 against S$14,990; on a 4-room, S$14,990 against S$16,990.

Vinyl installs faster and is warmer underfoot. Tiles handle water and heavy furniture better and typically outlast vinyl. Over a 10-year MOP, that durability argument carries more weight than it would on a 5-year flat.

An Honest Note on 2-Room Flexi

RCS's listed whole-flat packages start at 3-room. With 1,240 of Bayshore's 2,500 units being 2-room Flexi, that means roughly half the precinct falls outside the standard package range.

A 2-room Flexi renovation is quoted per project rather than off the price list, and many owners of these units renovate by scope — kitchen cabinet from S$5,490, or a single toilet — rather than taking a whole-flat package. Ask for a scoped quote rather than assuming a package tier applies.

What Flat Size Means for Your Budget

A 4-room HDB flat is materially larger than a 3-room, and cabinetry scales with linear metres rather than with floor area alone. That is why the move-in gap between the two tiers is only S$100 (S$7,290 against S$7,390) while the bare-unit gap widens to S$2,000 — flooring is priced by area, carpentry is not.

What HDB Rules Will Shape Your Renovation

These rules apply island-wide and they will apply at Bayshore. General renovation work runs 8am to 6pm daily. Noisy work — tile cutting, drilling, wall demolition, removal of wall and floor finishes — is confined to 9am to 5pm on weekdays, and is not allowed on Saturdays, Sundays or public holidays (HDB).

A registered contractor may not take more than 3 consecutive days to demolish walls or remove wall and floor finishes. Only 2 handheld power tools approved by HDB may run at once. You must notify neighbours at least 3 days before work begins.

Who Is Allowed to Renovate Your Bayshore Flat?

Only contractors listed in HDB's Directory of Renovation Contractors. The Housing & Development (Renovation Control) Rules 2006 require it (HDB).

Listing is not a quality guarantee — HDB states plainly that it does not endorse listed contractors, and your agreement remains a private contract. What listing provides is accountability: contractors accumulate demerit points, and one reaching 24 demerit points within 24 months is delisted.

Do You Need a Permit at Bayshore?

For hacking, yes. All demolition and hacking of walls, partial or complete, requires HDB's prior written approval, confirming the work will not affect structural integrity. Your contractor applies.

New BTO flats rarely need hacking. Walls are new, layouts are current, and the case for demolition in a flat months old is thin. Most Bayshore renovations will avoid the permit step entirely — which also removes a scheduling dependency.

How Long Will a Bayshore Renovation Take?

Plan on 3 to 6 weeks for a whole-flat package and 2 to 3 weeks for single-scope work such as a kitchen.

The package figure — S$7,390 for a 4-room move-in, up to S$17,990 for bare-unit tiles. And a 10–15% buffer on top, covering appliances, the hood and hob you buy yourself, and mid-project decisions. On a S$14,990 package that is roughly S$1,500 to S$2,250.
