4-Room Resale
Renovation Packages

Every resale home starts from a different condition. Your renovation package should start with what your home actually needs.

Begin with a clear scope of works and understand what's included, what may need to be replaced or retained, and what you may want to add before deciding how extensive your renovation needs to be.

The packages provide a starting scope. An existing home may have finishes, fixtures, carpentry, electrical or plumbing works that can be retained, replaced or require additional work depending on their condition.

FAQ — 4-Room Resale Packages

01Is the package price the final cost of renovating my 4-Room Resale flat?

The listed price covers the scope stated in the package.

Resale homes differ in age, condition and what previous owners have done to the unit. Your final renovation cost will therefore depend on what needs to be removed, retained, replaced or added after the existing condition of your home is assessed.

02Do I have to hack everything in a resale flat?

Not necessarily.

If existing flooring, carpentry, fixtures or other finishes are still suitable for your plans, you may choose to retain them. What should stay or go depends on their condition, your intended layout and the extent of renovation you want to undertake.

03Can I add or remove works from the 4-Room Resale package?

Yes. The package gives you a starting scope.

If there are existing items you want to retain, works you don't require or additional works you want included, these can be discussed based on your unit and renovation requirements.

04Why can two 4-Room Resale renovations have very different costs?

The flat type may be the same, but the existing conditions may not be.

The amount of hacking, masonry, electrical and plumbing works, carpentry, flooring, existing defects and the changes you want to make can all affect the eventual renovation scope and cost.

That's why the package should be used as a starting point rather than assuming every 4-Room Resale flat will cost the same to renovate.

05When should I start planning my 4-Room Resale renovation?

Ideally, 3–6 months before you intend to begin renovation is a good time to start planning.

This gives you time to understand the existing condition of the home, determine what should be retained or replaced, work through your selections and decisions, and prepare the renovation schedule before construction begins.

A good renovation starts long before construction begins.
