Bayshore Oasis BTO is a November 2026 project in Bedok's new Bayshore estate. It has 855 flats for sale in four blocks, only 2-room Flexi and 4-room, and an estimated wait of 3 years and 2 months. HDB has not said whether floors, internal doors and sanitary fittings come in the price. HDB's 2026 tables suggest you plan as if they do not.

What HDB has not published yet: prices, the split between 2-room Flexi and 4-room units, floor plans and the project's classification. HDB says "More details on all seven projects, including their classification categories, will be announced when the sales exercise commences." Any Standard, Plus or Prime label you read before then is a guess.
Bayshore Oasis Waiting Time: 3 Years and 2 Months
That is 38 months. HDB does not count it as a Shorter Waiting Time project: its release names only Sembawang Anchor's 1,310 flats, with waits under three years, as November's Shorter Waiting Time flats. HDB groups Bayshore Oasis with Sembawang Anchor and Plantation Dew as options for buyers who want their keys sooner, with waits of "around three years or less".
The wait is also not a completion date. HDB's launch tables count it "from the median month of flat selection exercise" up to the middle of the projected completion months of the project's blocks. So the clock starts at selection, and your own block may finish a little before or after that median date.
How Does Bayshore Oasis Compare With the Other November 2026 Projects?
Bayshore Oasis is one of seven projects in HDB's November 2026 sales exercise, which HDB says will launch about 7,960 flats. HDB has named three of them so far. The other four are in Bedok, Geylang, Toa Payoh and Yishun, and HDB has not given their details yet.

Together the three make up 2,875 flats, more than a third of the exercise. Of the three, Bayshore Oasis is the one HDB points to for buyers who want to live in the east.
Will Bayshore Oasis Flats Come With Flooring?
HDB has not said. You will find out on launch day: a small tilde (~) next to the project in HDB's price table means "Prices include the costs of floor finishes, internal doors and sanitary fittings, which are provided in the flats."
HDB's two 2026 tables so far, from February and June, list 13 projects. Sorted by waiting time, they split cleanly:

Bayshore Oasis, at 38 months, sits in the second group. That is a pattern from two tables, not a rule, and HDB can price this project either way. But budgeting by it is the safer choice: plan for a flat without floors, doors and fittings, and treat finishes as a pleasant surprise if the tilde appears.
What HDB Charges for Floors, Doors and Fittings
For the five projects that carried the tilde, HDB also printed the price without those items. The difference is what HDB charged for them. We worked it out from HDB's figures at both ends of each range, for Bayshore Oasis's two flat types:

One example: HDB's February 2026 table priced a Tampines Nova 4-room at S$459,000 to S$602,000, or S$451,000 to S$593,000 without the finishes. That is S$8,000 at the low end and S$9,000 at the high end.
If Bayshore Oasis comes without the tilde, HDB may still sell these items to you. In February, its Sembawang Voyage brochure listed floor finishes, internal doors, a wash basin with tap mixer and a shower set under the Optional Component Scheme (OCS), and said "If you opt-in for OCS, the cost of the optional components will be added to the price of the flat." Check Bayshore Oasis's own brochure on launch day for its OCS list.
Bayshore Oasis Renovation Cost: 2-Room Flexi and 4-Room
For a 4-room, the package follows the finishes line:

The Move-In package covers 10 ft of top and bottom kitchen cabinets with a quartz top, a hood and hob, a sink and tap, a 15L storage heater and whole-house painting, with no flooring. The Bare Unit package adds floor screed and vinyl across the living, dining and bedrooms, up to 700 sq ft for a 4-room. Neither includes internal doors, a wash basin or a shower set, so on a flat without finishes those come from OCS or from your own budget. On our store, the gap between our two 4-room tiers is S$7,600. HDB's own 4-room finishes ran S$8,000 to S$9,000 this year, but that also bought doors and fittings, so the two numbers do not compare one for one.
Budgeting a Bayshore Oasis 2-Room Flexi
We do not sell a 2-room package, but HDB's own figures still help. For the 2-room Flexi flats that carried the tilde this year, the finishes added S$2,000 to S$4,000 to HDB's price, depending on the project and the flat type (see the table above). That is half or less of the S$8,000 to S$9,000 HDB charged for a 4-room. So if Bayshore Oasis is priced without finishes, floors and bathroom fittings are a smaller line for a 2-room Flexi, and OCS lets you take them from HDB with the cost added to the flat price. What to Do Before Launch Day and After Keys
- Budget for no finishes. Price the Bare Unit tier plus doors and fittings first. If the tilde appears, your budget only gets smaller.
- On launch day, check two things. The tilde in HDB's price table, and the OCS list in the project brochure.
- Decide on OCS with your floors in mind. If you want vinyl or tiles of your own choice, compare OCS against laying your own before you opt in.
- Inspect before you renovate. HDB's defects page says new flats have a 1-year Defects Liability Period from key collection and asks owners to "report the items within 1 month of key collection and before your renovation works begin." Our key collection checklist walks through it.
- Leave the bathroom finishes alone. HDB's building works guidelines say "Newly built flats have a 3-year restriction period in place for the removal of wall and floor finishes in bathrooms and toilets."
- Hire from HDB's directory. HDB's renovation rules require a contractor listed in the Directory of Renovation Contractors. Check the listing of anyone you hire, ours included.

HDB estimates 3 years and 2 months, counted from the median flat selection month to the median completion month of the blocks. The selection month is not known yet, so any completion year you see now is an estimate. Plan around a range until HDB gives your block's date.
Is Bayshore Oasis a Shorter Waiting Time project?
No. HDB's release counts only Sembawang Anchor's 1,310 flats, with waits under three years, as November's Shorter Waiting Time flats. Bayshore Oasis waits 3 years and 2 months. HDB does list it as an option for buyers who want their flat sooner, together with Plantation Dew in Tengah and Sembawang Anchor, which is under three years.
How much does it cost to renovate a Bayshore Oasis 4-room?
