What Size Is a 3-Room Flat at Lakeside View?
HDB lists the 3-room here at 68sqm, with an internal floor area of 66sqm. The two are not interchangeable and the gap is roughly 2sqm. The larger number is printed in the sales documents. The smaller one is closer to what a contractor measures, prices and tiles.

The Square Foot Conversion Nobody Does for You
Our packages are quoted in square feet. HDB publishes square metres. Until someone converts, a buyer cannot compare a brochure to a quotation at all. One square metre is 10.7639 square feet, so:
- 68sqm x 10.7639 = 731.9 sq ft, call it 732 sq ft. That is the headline flat size.
- 66sqm x 10.7639 = 710.4 sq ft, call it 710 sq ft. That is the internal floor area.
The 22 sq ft between them will not change your budget. The 710 will. Carry that figure into every quotation conversation, because tiling, flooring and carpentry are priced against internal area rather than the number on a brochure cover. Not all 710 sq ft is tiled in one scope either: the two bathrooms are quoted separately, and the kitchen has a package of its own.

A 732 sq ft flat is not a small job with a small quotation attached. Treating it as one is the commonest budgeting error we see on this flat type.
Two Bathrooms on a 3-Room Floor Plan
Two. The floor plans in HDB's sales brochure for Lakeside View show two Bath/WC in each 3-room unit, counted consistently across the 3-room plan pages. That is not what most buyers picture when they hear "3-room", and it is not safe to assume either way.
The consequence is financial rather than architectural. A two-bathroom flat is quoted on a two-toilet scope, and our two-toilet overlay package is priced at S$10,290. An owner who budgeted for one bathroom is several thousand dollars short before a single tile is ordered, and usually finds out after the deposit has gone in.
Count them on your own floor plan before you brief anybody. It takes ten seconds and it is the highest-value check on this page.
Why Your Toilets Get Overlay and Not Hacking
Lakeside View is a new flat, and HDB applies a three-year restriction period to every newly built flat. What that period restricts is the removal of finishes on bathroom and toilet floors and walls. The rule sits in HDB's renovation guidelines for building works.
So the method is decided for you. In a new BTO the toilets go on overlay, and the reason is the restriction rather than your budget. What it protects is the waterproofing membrane under the original tiles, which is exactly what hacking puts at risk.
The three years run from the flat's completion. Because we have not verified a completion date for Lakeside View from an HDB source, we are not publishing an end date for that window either.
Is Overlay the Cheap Route or the Compliant One?
The compliant one. Overlay lays a new surface over a sound existing one without breaking the membrane beneath, which is why it is the permitted method inside the restriction period rather than a downgrade you settle for.
The trade-off is real and worth stating. Overlay raises the finished floor slightly, so door clearances need checking before work starts, and so does any kerb detail at the shower. Our two-toilet package does not include kerb work, which is covered below.

What the Two-Toilet Overlay Package Covers

The works are tile overlay to floors and walls in both toilets, water point extension, and installation of the water closet, bidet, basin with tap mixer, rainshower column with mixer and a 15-litre storage heater. Supplied with it are 2 water closets, 2 bidet sets, 2 basin and mixer tap sets, 2 rainshower columns and 1 storage heater at 15 litres.
Project management, site supervision, material consultation, 3D rendering, technical drawings, haulage, floor and wall protection, debris removal and a chemical wash sit inside that figure rather than arriving afterwards. Tiles are allowed for at up to S$3.00 per sq ft in 300 x 300 or 300 x 600 sizes.
What That Package Does Not Cover
Three exclusions, because a quotation whose edges you cannot see is not a quotation.
- Shower kerbs and drop kerbs are not included. If your bathroom design needs one, it is priced on top.
- Tiles outside the standard sizes carry an additional cost, as do tiles above the S$3.00 per sq ft allowance. Large format tile is a cost line, not a free preference.
- The 250 sq ft per toilet is a ceiling, not an estimate of your flat. A larger wet area is measured and priced.
One more thing worth knowing early: the whole-flat move-in and bare-unit tiers do not carry the bathrooms. The toilets are their own budget line, every time.
The Kitchen Is Priced as Its Own Scope
Same principle. Our Kitchen BTO Package, Most Popular (Overlay), is S$10,990, allowing 10 feet of cabinetry, 150 sq ft of floor and 250 sq ft of wall.
Check those three numbers against your own kitchen before comparing anything. Cabinet run length moves a kitchen quotation furthest, and 10 feet is a real constraint in a 732 sq ft flat where storage gets pushed into the kitchen.
Should You Buy Kitchen and Toilets Separately or Together?
Do the sum. Bought separately, the kitchen at S$10,990 plus the two toilets at S$10,290 comes to S$21,280. The Kitchen + 2 Toilets bundle is S$18,390. The difference is S$2,890, and both halves of that sum link to their own product pages.
The saving is not free, and the scopes are not identical. Inside the bundle the kitchen floor allowance drops from 150 sq ft to 100 sq ft, and the kitchen wall allowance from 250 sq ft to 150 sq ft. The toilets stay at 250 sq ft each.
So measure your kitchen floor first. Under 100 sq ft and the bundle costs you nothing in coverage. Above it, the separate packages buy you 50 sq ft more floor and 100 sq ft more wall, and you decide what that is worth.
Which Tier Does a Lakeside View 3-Room Actually Need?
Here is our position, and it is not the cheapest answer. Budget on the bare-unit tier until your own paperwork proves you can drop to move-in.
The 3-room Move-In package at S$7,290 assumes the flat's floors and doors are already there. The 3-room Bare Unit package with vinyl at S$12,990 assumes they are not. Which one describes your flat was settled years ago at booking, in the options you did or did not take, and not by the flat type on your lease.
The asymmetry is the argument. Budget for bare unit and find you only need move-in, and you are ahead. Budget for move-in and find you need bare unit, and you are short in the week you collect keys. We would rather you were pleasantly wrong.

How the 3-Room Sits Against the 4-Room and 5-Room Here
The move-in tier barely moves across flat types: S$7,290 for the 3-room, S$7,390 for the 4-room and S$7,490 for the 5-room, across 38sqm of extra flat. That tier is about finishing, not surfacing.
Tiled bare-unit tiers behave differently, because tiling scales with area. The 4-room tiled package at S$16,990 allows 700 sq ft of tiling, and the 5-room tiled package at S$18,990 allows 800 sq ft.
Run the ratio. 700 divided by 1,001 is about 70 per cent of gross floor area, and 800 divided by 1,216 is about 66 per cent. Apply that band to a 732 sq ft 3-room and tiled area lands near 480 to 510 sq ft. That is our arithmetic for scoping a conversation, not a quotation, and the real figure goes in writing before anyone pays anything.
What Actually Moves Your Number
Four things, in rough order of impact on a flat this size.
- How much of the flat arrives finished. This decides move-in against bare unit, and it is the largest single swing on the page.
- Carpentry run length and finish grade. The kitchen package allows 10 feet. Every foot beyond it, and every upgrade in door finish, is a priced change.
- Tile size and grade. The toilet package allows up to S$3.00 per sq ft in 300 x 300 or 300 x 600. Large format sits outside that.
- Wet area detailing. Shower kerbs and drop kerbs are excluded from the two-toilet package and quoted separately.
Do You Need a Permit for Your Air-Conditioner Points?
Possibly, and this one catches people. HDB requires a permit for installing new 15 amp power points, the type used for air-conditioners and other higher-capacity appliances, in a flat that does not have higher electrical loading. The requirement is set out in HDB's renovation guidelines for electrical works.
The consequence is a sequencing one. Decide where the air-conditioner units and any higher-capacity appliances go before the electrical layout is finalised, not after the ceiling is closed. Moving a 15 amp point later means reopening work you have already paid to finish.
Permits are submitted by the contractor. Ask to see the submission rather than assuming it happened.

Compare scope, never headline prices. Two quotations are comparable only when both state the same tiling area, the same tile grade allowance, the same cabinet run length and the same inclusions.
Ask for quantities and unit prices in writing, then check whether haulage, protection, debris removal and chemical wash sit inside the price or arrive later as extras. In our packages they are inside it. A quotation that omits waterproofing detail, kerb work or a tile allowance is not cheaper. It is later. Confirm too that the contractor appears in HDB's Directory of Renovation Contractors before paying any deposit.
