Your HDB BTO application status is not a simple yes or no, and HDB does not promise it two or three weeks after you apply. HDB promises the ballot result no later than 2 months after applications close, and emails you when it is up on the HDB Flat Portal. What you get is a queue position, and it can sit above the number of flats on offer.

That queue position starts the part of the process with real deadlines. It decides whether you can apply again, what refusing a flat costs, and when you sit down at a booking appointment that fixes part of your renovation budget. We renovate BTO flats for a living, so we read the result the way it matters later: as the first of several decisions made years before the keys. Where Do You Check Your HDB BTO Application Status?
You check it on the HDB Flat Portal. HDB's sales exercise FAQ names one place for it: My Flat Dashboard, which you reach once you log in. When the result is ready, HDB sends an email telling you to log in. You don't need to refresh the portal every morning.
Some guides still send readers to MyHDB Page. That is only right for older files. HDB says applications made before May 2023 are checked there. Anything newer lives on the Flat Portal.
The same FAQ points to a second number worth watching: the count of applications received, published under the Application status section of HDB's Application page. During the June 2026 exercise, HDB's release said application rates were updated several times daily across the 8-day window, which ran from 17 to 24 June 2026.
Those rates are the only live signal you get before the ballot. After the window closes, the next thing you hear is the result.
When Will the November 2026 Ballot Results Be Out?
Nobody can give you a date yet, and you'd be right to doubt anyone who does. HDB's own rule is a ceiling, not a schedule. It promises results no later than 2 months after applications close, and says each exercise, and how many flats it offers, sets the pace.
Here is what HDB has confirmed for this round.
Its 22 August 2026 release moved the next exercise to November 2026, instead of October 2026. Roughly 7,960 flats are coming, spread over six towns: Tengah, Sembawang, Yishun, Toa Payoh, Geylang and Bedok. HDB is keeping the project details, classification included, for launch day. HDB also encouraged buyers to submit all HFE documents by 25 September 2026.
What HDB has not published, as of 23 September 2026, is the application window. Our own reading, and it is only arithmetic: if the window closes in late November, the two-month ceiling lands in late January 2027. Treat that as provisional until HDB announces the dates.

What Your Queue Number Actually Tells You
Your BTO queue number tells you your place in line to book, nothing more. HDB puts every eligible application through a computerised ballot, and the ballot sets the queue order to book the flats. A lower number books earlier.
The part that confuses people is this line on HDB's Application page: first-timer families are guaranteed a minimum share of the flats, so HDB may hand them queue numbers that run past the units reserved for them. So a number above the unit count is normal, not a mistake.

HDB doesn't publish odds for a given number, and neither will we. What it does publish is the rule that decides the outcome, which the next section sets out.
The Four Outcomes Your Status Can Point To
HDB does not publish a glossary of the labels on your dashboard, so we will not quote screen wording. What HDB does define is what each result means for you. On its Modes of Sale page, HDB counts an application as unsuccessful in two cases: no queue number was issued, or every flat was taken before your turn came.

Our view: plan around the second row as if it were the fourth, and keep February 2027 in mind. One warning comes with that. If you apply again and HDB then invites you to book from November while flats remain, turning it down costs a non-selection count, and HDB cancels every application you have running, the new one included.
Why a Queue Number Within Supply Blocks February 2027
HDB's rule is plain. If your queue position falls inside the flat supply, you may not join any later sales exercise until your booking appointment is over. HDB says the point is to keep flats open to other buyers.
HDB has already named a February 2027 sales exercise, the first where extra ballot chances for children apply. A good number in November means you wait for your booking appointment first. You cannot hedge by balloting again in the meantime.
That answers a question buyers keep asking on forums: can you apply for another launch while waiting for your booking appointment? If your number is within supply, no. You are not eligible until after that appointment.
Can You Change Your Application After You Apply?
You can change very little. HDB allows one application for one town and one flat type per exercise. Once the sales exercise has closed, you cannot change the town or flat type.
What Does Cancelling Cost at Each Stage?
Cancelling is timed as well, and the price of changing your mind rises at each step. According to HDB's Application page:
- During the application period: no penalty. You can cancel in My Flat Dashboard.
- After the sales exercise, before booking: no forfeiture. But a request sent before the results are released cannot be processed, so your application still goes into the ballot.
- After booking, before the Agreement for Lease: you forfeit the option fee and wait out 1 year before you can apply for a new flat, a resale flat with CPF grants or an EC unit from a developer, among others. First-timer families also have any extra ballot chances reset to 0, per HDB's forfeiture table.
- After the Agreement for Lease, before keys: you forfeit 5% of the purchase price, and the same 1-year wait and ballot-chance reset apply, per the same HDB table.
Once cancelled, an application cannot be reinstated. Decide on the town and flat type before the window closes, not after the result.
What Happens if You Turn Down a Flat?
Say HDB invites you to book, flats are still on the table, and you walk away. HDB records that as a non-selection count and cancels every flat application you still have running.
The cost depends on who you are. First-timer families are placed in the second-timer category for 1 year. First-timer singles and second-timer families cannot take part in any sales exercise for 1 year. On top of that, a first-timer family loses any extra ballot chances built up from earlier unsuccessful Standard applications.
There is one relief valve. If only 10 BTO flats or fewer are left when your turn comes, HDB waives the count. So the worry about being left with a poor unit has only a partial answer: with 11 or more flats still available, walking away counts against you, and you lose 1 year of eligibility or priority.
Our advice is blunt. Apply only for a town and flat type you would take even from the last units left, because that is what a late queue number may offer.
Unsuccessful? How Your Ballot Chances Grow
An unsuccessful result is not wasted. HDB's allocation of ballot chances starts like this:

Two additions matter if November comes up empty. After 2 or more failed BTO attempts at a Standard flat, a first-timer family earns 1 more ballot chance with each further Standard application, up to 2 extra in total. That does not apply to Plus and Prime flats. And starting with the February 2027 exercise, first-timer families add 1 chance per Singapore Citizen child aged 18 or under, with expecting couples included.
Which means a young family balloting for a Standard flat can reasonably treat November and February as one plan with two attempts.
What Happens at the Flat Booking Appointment
If your number comes up, HDB sends an invitation package that lists the documents you need. You can upload softcopies through MyDoc@HDB before the appointment, and you bring your identity card on the day, per HDB's Booking of Flat page.
You also pay the option fee when you book:
- 4-room and bigger: $2,000, per HDB's option fee table
- 3-room: $1,000, per the same table
- 2-room Flexi: $500, per the same table
The option fee forms part of your downpayment. It is also exactly what you lose if you cancel before signing the Agreement for Lease: $2,000 on a 4-room, under HDB's forfeiture rules. Cancelling at that stage also starts a 1-year wait before your next application, so book only a unit you intend to keep.
The Renovation Decision You Make at Booking
This is the part most status guides skip, and it is the part that reaches your renovation budget. At the booking appointment you can opt in to the Optional Component Scheme. The cost is added to the flat price. If you do not opt in then, you cannot do so later, because the building contractor has already ordered the quantities.
For 3-room and bigger flats, HDB lists the optional components as:
- Sanitary fittings and internal doors: the basin and its mixer tap, the shower set and its mixer, and the bedroom and bathroom doors.
- Floor finishes: living and dining room, and bedrooms.
HDB also notes that projects with shorter waiting times do not offer the scheme, because those flats already come with floors, doors and fittings. You will know which kind your flat is from the launch details.
What That Tick Means for a Renovation Budget
The OCS tick decides who installs the floors and fittings: HDB, inside the flat price, or your contractor. HDB has not published November 2026 OCS charges, so we will not guess them. What we can show is the size of the step on our side.
On a 4-room, our 4-room Move-In BTO package starts from S$7,390. Its scope lists kitchen cabinets, plumbing, electrical and painting works, but no flooring. Our 4-room Bare Unit package, vinyl starts from S$14,990 and adds the flooring for the living, dining and bedrooms. The difference, by our arithmetic, is S$7,600.
Neither package lists internal doors, a wash basin or a shower set. Untick those at booking and they become separate lines on a quote.

From Booking to the Agreement for Lease
After booking, the next appointment is the Agreement for Lease. If you are financing through a bank, HDB says you must get a Letter of Offer after you book and before you sign.
HDB splits the downpayment into two payments: one when you sign the Agreement for Lease and the balance at key collection, per HDB's Sign Agreement for Lease page:
- HDB loan: 10% at the Agreement for Lease, then 15% at key collection, according to HDB.
- Bank loan: 20% at the Agreement for Lease either way. At a 75% loan-to-value limit, at least 5% is cash and 5% more is due at keys. At a 55% limit, at least 10% is cash and 25% more is due at keys, according to HDB.
Some couples qualify for the Staggered Downpayment Scheme, which moves more of the payment to key collection. HDB tells you at booking if you are eligible.
Either way, notice where the second payment lands: in the same month as your keys, which in our experience is also when most owners pay their renovation deposits. With an HDB loan, that key-day balance is 15% of the flat price, per HDB's downpayment table. Budget the renovation around that payment, not on top of a figure you forgot.
The Long Wait: Tracking Your Flat Until the Keys
Once you have signed, your HDB BTO application status stops being about the ballot and starts being about the building. HDB's Key Collection page says your flat's latest Probable Completion Date is shown on MyHDB Page. It is an estimate, and the actual date can move with construction progress.
How long is the wait? That depends on the project, and HDB publishes it at launch. For scale, HDB's 2026 plan counted more than 4,000 Shorter Waiting Time flats with waits under three years, out of about 19,600. What Happens When Your Keys Are Ready?
Near the end, HDB emails and texts you within 2 weeks before your key appointment. Under the Agreement for Lease, you must take possession within 1 month of HDB's notice. That month is when renovation planning turns into dates. It is also when defects are cheapest to raise, because nothing has been built over them yet, so inspect before any contractor starts work.
What to Do While You Wait
Here is the order we would follow, from result day to keys:
- Check only on the Flat Portal. Wait for HDB's email, then log in to My Flat Dashboard. Ignore screenshots of "leaked" dates.
- Read your number against the supply. Within supply, prepare to book and pause other applications. Above it, keep February 2027 in view.
- Decide before the invitation, not at the counter. Know which floor and facing you would still accept, because refusing costs a year if more than 10 flats remain.
- Make the OCS call on paper. Write down whether you want HDB's floors, doors and fittings, and compare the step between the Move-In and Bare Unit tiers.
- Line up the financing. Keep your HFE letter valid, since it lasts 9 months, and get the bank's Letter of Offer before the Agreement for Lease.
- Do not sign a renovation contract yet. Your keys are years away. Use the time to set a BTO renovation budget instead.
