Most pages still put the MacPherson Weave completion date in March 2026. That is not when it finished, nor the date that matters now. HDB counts this Geylang project among its 2025 completions, roughly three months before the date it first gave. The date that matters is the first anniversary of your own key collection, when HDB's defects cover ends.

If you collected keys in 2025 or early 2026, two HDB limits are still running: the one-year defects cover counted from your own key collection, and three years before bathroom finishes may come off. MacPherson Weave Completion Date: What HDB Actually Said
The estimate everyone repeats came from the launch. When HDB put MacPherson Weave on sale in May 2021, the launch coverage gave an estimated completion in the first quarter of 2026.
The outcome is in HDB's own words. Its January 2026 release sets out the year's completions first:
"In 2025, HDB completed about 19,600 flats across 28 housing projects, with a median wait time of about four years. [...] In addition, several projects such as MacPherson Weave and Costa Grove were completed about three months ahead of their original Probable Completion Dates (PCDs)."
HDB does not publish the exact completion day or a key collection schedule for this project on any page we could open. We are not going to invent one. Your own key collection date is the one that counts, and you already know it.
Which means the question has changed from when to what first.
Why Other Pages Still Say March 2026
Search for the date and you meet three stale answers, each true once. Estimates age faster than pages.
First, Google's AI summary. When we checked on 21 September 2026, it still answered "around March 2026", taken from a tracker and a 2024 review.
Second, a percentage. One project tracker still shows MacPherson Weave as 85% complete, months after HDB's January 2026 release listed it as finished. That number isn't what it looks like.
We ran the arithmetic. Measured from the 25 May 2021 launch to that tracker's worst-case date of 1 September 2027, the figure matches the share of calendar time elapsed, to within 0.1 points. It measures the calendar, not the building.
Third, a delay. A review published in October 2024 said the key collection date had been pushed back because of construction delays. HDB's release says the reverse.
Otherwise you plan around a date that no longer exists.
1,382 Flats in Seven Blocks Next to MacPherson MRT
The HDB sales brochure places MacPherson Weave next to MacPherson MRT station, on the plot framed by Paya Lebar Road, Circuit Road and Circuit Link. There are seven residential blocks of 15 to 19 storeys, with 1,382 flats split between 4-room, 3-room and 2-room Flexi. The MacPherson Weave BTO was sold as a Standard BTO in May 2021.

What Did HDB Hand Over at Key Collection?
This is where most quotations go wrong, because the standard handover and the optional one look nothing alike. The brochure lists both. Here is what a 3-room or 4-room flat at MacPherson Weave carries.

Every flat also comes with quality locksets, a water closet suite, a clothes drying rack, gas services, concealed water pipes, and concealed wiring to lighting and power points, including the water heater and air-conditioning points.

Did You Opt In to the Optional Component Scheme?
HDB describes the Optional Component Scheme as opt-in. If you took it, the cost of those components was added to the price of your flat. So the answer is already in your purchase documents, not in the flat next door.
Be careful with the virtual tour. HDB's MyNiceHome tour for MacPherson Weave says it shows completed units with full OCS items. If you did not opt in, your living room will not look like the tour. Its floor will not carry HDB's finish.

Three HDB Limits That Run From Handover
These three rules come from HDB, not from us. Each one changes the order of your works.

The MOP matters to renovation in one plain way. You will live in these finishes for at least five years, so specify for daily use, not for a buyer.
Your Defects Cover Ends a Year After Your Keys
HDB's defects page sets this year's clock. Every newly completed flat is covered for one year from the day its keys were collected. During that year, HDB follows up on items that need rectification, and says a repair usually takes less than two weeks.
Which year is yours depends on your own key collection, not on the project. If you collected keys in late 2025, your cover ends in late 2026. If you collected in early 2026, it ends in early 2027. We can't see your date and won't guess it, so check your own records.
Inside that year, you can file for rectification online, or in person at your precinct's Building Service Centre. The centre then arranges a joint inspection to verify what you reported and sends a contractor to fix it.
After that year, the answer changes. HDB's page says owners can engage a repair contractor once the one-year period is over, and its MacPherson Weave booklet puts it plainly: a component HDB provided, in a flat whose defects period has expired, is for the flat owner to resolve. Under the Agreement for Lease, keeping fittings and fixtures in good condition is the homeowner's job.
Already renovated? You can still report within your defects year. Expect a question, though.
HDB's defects page asks for reports in the first month and before works begin, so that it does not have to investigate whether a defect came from construction or from the renovation. Anything your contractor installed is not HDB's at all.
A Reddit post put that problem in one line: "Our carpentry has some chipped edges and scratches." That one is yours to take up with whoever built it.
For anyone collecting keys only now, HDB's first-month rule still stands: report within the first month, before any works begin.
That's why the defects list comes before the next quotation, never after it.
Leave the Bathroom Finishes Where They Are
HDB's building works guidelines say newly built flats carry a three-year restriction on removing the floor and wall finishes of bathrooms and toilets. MacPherson Weave's bathrooms arrived tiled, floor and wall.
But the rule is about removal. An overlay lays new tiles over HDB's rather than stripping them.

If you own a 3-room
With the OCS floors in, the 3-room move-in tier covers a 10ft run of top and bottom kitchen cabinets, a quartz countertop and whole-house painting in up to three colours. Without them, the 3-room bare-unit vinyl tier adds floor screed and 5mm vinyl across the living, dining and bedrooms, up to 500 sqft. The gap between the two is S$5,700, and most of it is the screed and the vinyl.
If you own a 4-room
The 4-room move-in tier is S$7,390. The bare-unit tiers are S$14,990 in vinyl and S$16,990 in tiles, each covering the living, dining and bedrooms up to 700 sqft.
HDB's optional finish was polished porcelain tiles in the living and dining area but vinyl strip in the bedrooms. Our tiles tier tiles both. So it matches HDB's living and dining finish only, at S$2,000 more than vinyl. Choose it if you want tiles throughout; choose vinyl if you want the bedrooms the way HDB specified them.
Our view is simple. Don't take a bare-unit quotation if your OCS floors are in. It prices floors you already paid HDB for.

There Is No Kitchen Cabinet in the Handover
Look at the fittings list again. For 3-room and 4-room flats it names locksets, a water closet suite and a drying rack. It does not name kitchen cabinets. Your kitchen arrives tiled, but empty.
That is why every move-in package starts in the kitchen. The 4-room tier includes the cabinet base, a 10ft run of top and bottom cabinets, a quartz countertop, a sink and tap, a Rinnai hood and two-burner hob, and a 15-litre storage heater. If you only need the cabinets, the Kitchen Cabinet BTO Package is S$5,490.
The brochure lists gas services in the flat, but our package states no gas connection. Plan the gas connection as its own item.
The brochure also sketches three partition ideas: utility from kitchen, dry kitchen from wet kitchen, and kitchen from living and dining. If you want one of those walls, decide before the cabinets are measured, because it'll move where the cabinet run ends.
Which Works Need a Permit, and for How Long?
Start with who. HDB's renovation rules require you to engage only contractors from the Directory of Renovation Contractors. An owner convicted of skipping that rule faces up to $5,000 in fines, among other penalties.
Then what. Laying vinyl needs no permit. Replacing floor finishes with tiles does, and HDB caps the total thickness of floor finish and screed at 50mm. Our bare-unit screed is specified up to 50mm.
Then how long. HDB says approved renovations in newly completed blocks must be finished within three months from the permit date, and within one month in existing blocks. Ask which window your permit carries before you book carpentry lead times.

The Household Shelter and the Sanitary Stacks Stay Put
The brochure is blunt. The shelter's walls, ceiling, floor and door "shall not be hacked, drilled, altered or removed". Storage inside has to work around that, and our household shelter guide shows how.
The sanitary stacks are exposed, at the service yard or the air-con ledge. Plan carpentry around them rather than over them. HDB also fits a Home Fire Alarm Device in every unit as an SCDF requirement, so keep it clear of any false ceiling or cabinet.
Working Hours in a Block of New Neighbours
HDB's renovation rules split the week in two.

Should You Renovate Now or Live In First?
It depends on what HDB handed you and when, not on how you feel about dust. Five calls we would make.
- OCS floors in, bathrooms working: move in and do the kitchen first. A move-in package fits a lived-in flat.
- Opted out: lay the floors before the furniture arrives, rather than moving everything twice.
- Bathrooms bother you: overlay them or leave them. Don't plan on removal for three years.
- First anniversary of your keys coming up: list and report HDB-provided defects now, while the one-year defects cover still runs. After it ends, the repair is yours.
- Already renovated: the bathrooms can still take an overlay, and the kitchen can be done on its own with cabinets only.
The Order of Works for a Flat You Already Own
- Note your key collection date. It anchors the defects period and the MOP.
- Work out how much of your one-year defects cover is left, then report HDB-provided items online or at the Building Service Centre before it ends. If you have only just collected keys, do it within the first month and before works begin. Our BTO key collection checklist covers what to inspect.
- Check your purchase documents for the Optional Component Scheme, then choose the move-in or bare-unit tier.
- Decide on any kitchen partition before the cabinets are measured.
- Engage a contractor from HDB's Directory of Renovation Contractors and let them apply for the permit. Ask which completion window it carries.
- Have the contractor serve notice to neighbours two units all round, five days ahead.
- Schedule restricted works on weekdays, 9am to 5pm. Floors go down before cabinets.
- Overlay the bathrooms, if you are doing them, and plan the gas connection separately.
